Selling a home is a big decision.
For most people, it is not something they do every day. You are dealing with pricing, preparation, photos, marketing, showings, negotiations, inspections, appraisals, closing deadlines, and the emotional side of leaving a home behind.
That is why choosing the right listing agent matters.
The National Association of REALTORS® reported in its 2025 Profile of Home Buyers and Sellers that 91% of home sellers used a real estate agent, matching the highest percentage on record. NAR also noted that sellers often rely on agents for expertise, pricing, marketing, and guidance through the process.
But not every agent works the same way.
Before you hire someone to list your home in Northeast Tennessee, it is okay to ask questions.
In fact, you should.
How Will You Determine My Listing Price? 💰
This is one of the most important questions to ask.
Be careful about choosing an agent only because they suggest the highest price.
A good pricing strategy should be based on recent comparable sales, current competition, condition, location, buyer demand, market trends, and the features that make your home different.
The goal is not just to feel good on listing day. The goal is to sell with a strategy that works.
How Will You Market My Home? 📸
Marketing is more than putting a sign in the yard.
Ask what the agent will do to help your home stand out online and in person.
NAR’s Consumer Guide on questions to ask a seller’s agent notes that one tool agents may use is the MLS, which helps compile home listings from brokerages in a market and can help reach a wider pool of buyers.
The MLS is important, but it should not be the whole plan. Your home needs to be positioned well everywhere buyers are looking.
What Should I Do Before Listing? 🧹
A good listing agent should be able to walk through your home and help you decide what matters before going on the market.
That may include decluttering, cleaning, minor repairs, paint touch-ups, curb appeal, lighting, furniture placement, odor control, or gathering documents.
It does not always mean spending a fortune.
Sometimes the most effective prep is simple and strategic.
Ask the agent what they recommend and why.
You want guidance that fits your home, your budget, and your timeline.
How Will You Communicate With Me? 📞
Communication can make or break the selling experience.
Ask how often you will hear from the agent.
Selling can be stressful, especially if you are trying to buy another home, relocate, handle an estate, downsize, or manage a move from out of town.
You need someone who will keep you informed.
What Happens if Showings Are Slow? ⏳
Every seller hopes for strong activity right away.
But what if that does not happen?
Ask your agent what the plan is if showings are slower than expected.
A good listing strategy should include a plan for both strong activity and slower activity.
Hope is not a marketing plan.
How Do You Handle Negotiations? 🤝
The highest offer is not always the best offer.
Terms matter.
Ask how the agent helps sellers compare offers.
A strong offer may include a good price, solid financing, reasonable deadlines, strong earnest money, fewer complications, or a closing timeline that fits your needs.
Another offer may look higher but come with more risk.
Your agent should help you understand the full picture.
That includes price, contingencies, buyer financing, inspection terms, appraisal concerns, closing costs, possession timing, and other details.
What Experience Do You Have With Homes Like Mine? 🏡
A townhome in Gray is different from a historic home in Bristol.
A home with acreage in Rogersville is different from a subdivision home in Johnson City.
A house with a basement in Kingsport is different from a one-level home in Church Hill.
Ask whether the agent understands your type of property.
Unique homes, vacant homes, inherited properties, tenant-occupied homes, homes with land, and homes needing repairs may all need different strategies.
Local experience matters because buyers do not shop every property the same way.
What Is Included in the Listing Agreement? 📄
Before signing, understand the listing agreement.
NAR’s Consumer Guide on listing agreements explains that this agreement gives the agent permission to represent you and market the property, and it may address things like the list price, services, compensation, and other terms.
Ask:
✅ How long does the agreement last?
✅ What services are included?
✅ What compensation is being agreed to?
✅ How will buyer agent compensation or concessions be handled, if applicable?
✅ What happens if I need to cancel?
✅ What are my responsibilities as the seller?
Do not sign something you do not understand.
A good agent should be willing to explain it clearly.
Final Thoughts 💭
Hiring a listing agent is not just about choosing someone with a license.
It is about choosing someone who can guide you through pricing, preparation, marketing, negotiations, deadlines, communication, and the unexpected details that come with selling a home.
Ask good questions before you list.
The answers will tell you a lot.
