Before You Apply
Before You Apply How do I search for available rentals?
You can browse our available rental properties online at any time. Our listings are updated regularly as homes become available. If you don't find the right property today, check back often, as new rentals are added frequently.
How do I schedule a showing?
Most properties require a scheduled showing before applying. Contact our Property Management team or follow the instructions listed with the property to arrange a convenient time to view the home.
Do I need an appointment to view a property?
Yes. For the safety and privacy of current residents, showings are typically scheduled by appointment only.
Are pets allowed?
Pet policies vary by property. Some homes allow pets while others may have restrictions regarding size, breed, number of pets, or additional deposits. Please review each property's details or contact us for specific information.
Are utilities included in the rent?
Utility responsibilities vary by property. The listing will indicate which utilities, if any, are included. Be sure to ask about utility requirements before signing your lease.
Applying for a Rental How do I apply for a rental?
Once you've found a property you'd like to rent, you can complete the online application. Every adult who will live in the home may be required to submit a separate application.
Is there an application fee?
Application fees may apply and help cover the cost of processing applications, background checks, credit screening, and rental history verification. Contact our Property Management team for current application fee information.
What information will I need when applying?
Applicants are generally asked to provide identification, employment information, proof of income, rental history, and personal references. Additional documentation may be requested depending on the property.
How long does the approval process take?
Approval times vary depending on how quickly employment, rental history, and other information can be verified. Our goal is to process complete applications as quickly as possible.
What factors are considered during the application process?
Applications may be evaluated using several factors, including income verification, rental history, credit history, background screening, and other criteria established for the property.
After You're Approved What happens after I'm approved?
Once approved, we'll guide you through the lease signing process, explain move-in requirements, provide payment information, and answer any questions you may have before moving into your new home.
How much is the security deposit?
Security deposit requirements vary by property. The amount will be provided during the application and lease process.
When is rent due?
Rent due dates are outlined in your lease agreement. Please review your lease carefully for payment deadlines and any applicable late fee policies.
How do I pay rent?
We offer convenient online rent payment options. Payment instructions will be provided before your lease begins.
When can I move in?
Your move-in date will be coordinated after your lease has been signed, all required payments have been received, and the property is ready for occupancy.
Current Residents How do I submit a maintenance request?
Current residents should submit maintenance requests using the designated maintenance reporting system or by contacting our Property Management office. Emergency maintenance instructions will be provided when you move in.
What is considered an emergency maintenance issue?
Emergency maintenance generally includes situations involving immediate safety concerns or major damage, such as significant water leaks, loss of heat during severe weather, electrical hazards, or other urgent issues. If you experience an emergency, follow the emergency contact instructions provided in your lease information.
Can I renew my lease?
Many leases offer renewal opportunities. Our Property Management team will contact you before your lease expires to discuss available renewal options.
What if I need to move before my lease ends?
If you need to move before your lease expires, please contact our Property Management office as soon as possible. Your lease agreement outlines the terms and conditions regarding early termination.
How do I give notice that I'm moving?
Your lease agreement explains the required notice period before moving out. Written notice is typically required. Please contact our office if you have questions about the move-out process.
