Pre-Approvals: WHAT NOT TO DO!

A mortgage pre-approval letter can show you're a serious buyer with financial credibility. Before your lender issues the pre-approval, they'll verify a variety of financial information to ensure your creditworthiness.  Avoid these actions when seeking pre-approval.

Applying for New Credit - Taking on additional debt can negatively impact your debt-to-income ratio, which is an important consideration for lenders. 

Changing Jobs - You may be required to provide at least 12 months of pay stubs from a single employer to show steady employment. Changing jobs might make it more difficult to qualify.

Making Large Purchases - Financing expensive items might unfavorably impact your credit, while paying cash can reduce your cash reserve requirements. Try delaying major purchases until after closing.
